The place is jam-packed. It appears to have about 200 slots, with many looking to be occupied indefinitely. The space between each slot is minimal, giving a sense of being piled up on each other. If you make a reservation through the internet and later decide to modify it, unfortunately, that option is not available. It's worth mentioning that there are two locations separated by a quarter-mile distance.

This is a typical fairgrounds campsite...a big gravel lot with 200 campers - mostly full timers. My gripe is that management did not let us know that the water would be turned off...even though this was planned maintenance. Not when we made reservations nor when we checked in. As we have several days of dry camping ahead of us...we were planning on dumping our tanks and filling up our fresh water. Really no excuse for the lack of communication.

The park was easy to find. It is located in the Pleasanton Alameda County Fair Groiund. . There is pavement all the way including in the park. Signage is adequate. Check in was efficient and friendly. The rules are fairly basic. Our site, 187, was a back in that was just barely long enough for our Coach and Towed. Services (30 amp only) was a long way back to the right side. I am glad that I had an extension cable!. The water and sewer were to the left rear. Distancing is very, very close. Typical for an urban park. There is no barrier between sites. There are no tables or fire pits. Our site was flat and even gravel/dirt pad. There is no included wifi. We did find a number OTA TV. Satellite should not be difficult. We did not use the washrooms or pay showers but they were open. There is a large green space that is used for dogs just outside of the RV Park gate. Users appear to be very good at cleaning up after their pets and there are poop bags and a garbage near by. There is a very small store on site that I suspect is stocked during the warmer months. It’s shelves were bare during our stay. It appears there may be propane sales on site. Within a short drive you can find good food, shopping and any other amenity you may need.. We found this park to be a well run urban RV park that delivers just the bare basics.. We paid $42.00 a night and we feel we received poor value. This is more like a $30 - $35.park. It is just too basic to be worth more. We would look at other alternatives if in the area again. Be advised, this is a very busy park It was pretty much full during our two day stay during off season.

This is a typical fairgrounds RV parking lot place to park! Easy access off the freeway and level spots. We were happy to have an affordable place to stay while visiting friends in the area. Very quiet stay - friendly office staff stated that was because there wasn’t an event going on! We didn’t use the bath house.

It is nothing fancy, but it serves the purpose and is full hookup for $50 per night. We used this campground to see San Francisco and it worked perfectly. The fairgrounds are nice, the town of Pleasanton is very nice. We rode our bikes around town two different days. Campground is quiet and a little tight as some have said. We have a 40’ fifth wheel and easily got into our site. Not a lot of room to hangout outside your rig, but we were mostly out and about until evening.

We sold our house and moved into our 5th wheel and moved into the fairgrounds to get situated (still a lot of boxes to go through). We were surprised how crowded it is, but also by how quiet it is. There are several couples who have been there several years, while they work full time locally. On that note, you have to move sites every 21 days, but it can be for only 1 night and then you can move back (or stay in your new spot). Everyone has been very nice and the bathrooms and laundry room is clean. It is posted that there is no smoking in the park, but that is not enforced and not complied with (although some folks do walk outside the gate). Just outside the gate are two very large grass fields, suitable for dogs and kids and lately they have been hosting drive-in tribute band concerts (that park residents get to listen to for free)! This is not a scenic location. The North section has very few trees and a smattering of grass, but paved roads. The South section has more trees, but seems to be for older rigs. Our first site was on the end of a row and directly across from the WiFi and we got a good signal. Now we are down a few spots, but in the same row and the signal is poor at best. For one thing, the box on the pole could be higher. Our line of sight to the WiFi is blocked by a couple of Class A RVs. We are in a pull through site. Back in sites are $10 cheaper. Staff is easy to work with, but seem to knock off early. We are still working during the day so only able to see someone in person on the weekends.
