While we don't usually prefer private parks, our need for proximity to the city for family visits led us to this one. We chose a week-long stay due to the considerable discount offered for this duration. The park featured gravel roads and sites, some of which had trees. The sites were a mix of pull-through and back-in types, closely spaced, each equipped with a picnic table. The park had a scattering of fully-grown trees. As noted by others, there are four areas designated for dogs, but only one is significantly spacious. We didn't use the pool or washrooms/showers, but did utilize the laundry facility, which was spacious and clean, albeit a bit pricey. The distance from the main road ensured minimal noise disturbance. This park served as an excellent base for our visit to Carlsbad Caverns. Additionally, we toured the Living Desert Zoo and Gardens State Park and the Riverwalk Park in Carlsbad, both of which were enjoyable. We had access to Verizon 4G with 2 bars and intermittent park wifi.

Positive Aspects: The location is simple to locate. There's a secure gate for night-time security. The personnel are extremely welcoming. An indoor swimming pool is available and it's heated. The newly renovated shower/bath facilities are stunning. There's a spacious laundry section, although it's $3.59 per wash. There are four zones where dogs can roam freely, although they're quite compact.Negative Aspects: The place is quite loud due to its proximity to the highway. As a result, we only spent two nights there, instead of the initially planned week, due to the lack of sleep. The WiFi connection was inconsistent, often without any service. Considering the cost, we expected better WiFi and possibly additional facilities.

Essentially, this place is a vast area for parking with gravel. It appears to be home to many permanent residents. It served as a pleasant rest stop after ascending those hills! It boasted a large laundry facility. However, the rates were steep. Washing and drying a standard load each cost $3.00. I didn't avail of these services, so I can't confirm if $3.00 is sufficient for drying. They have a heated indoor swimming pool that was unfortunately not operational. But let's talk about those showers! They were superior to the one I have in my own home! They were incredibly clean, the water pressure was fantastic, and hot water was available immediately! The shower room was also extremely warm, perhaps excessively so! Our water hose froze overnight, so it's advisable to disconnect it if the temperature is expected to drop. If you're ever in the vicinity, this is the spot to visit! It's conveniently located near Carlsbad Caverns National Park, just a 15-minute drive away. Guadalupe Mountains National Park is also nearby, albeit a slightly longer drive. We would certainly choose to stay here again if we're in the neighborhood! The hosts were also very cordial!

The icy rain led to the water taps becoming completely frozen, which was somewhat inconvenient. However, the location of the park is ideal for visiting Carlsbad Caverns National Park. The employees are exceptionally amiable and assistive. The washrooms, showers, and laundry rooms are EXCELLENT! During our stay on the extremely chilly days, we enjoyed impeccably clean showers with hot water. The restrooms were spotless and toasty! Even the toilet seats were heated!

If you're planning on touring the Carlsbad Caverns NP and Guadelupe Mountain NP, this motorhome campsite is ideally located. The employees are among the most amiable I've met on my journeys. The washrooms and washing amenities appear to have been recently refurbished. The plots might be somewhat cramped, but the lack of crowding meant we experienced no problems with noise. It's a pleasant spot to rest if you're making a trip to the parks.

We spent three nights at this location and absolutely adored it. The staff in charge were extremely amiable and accommodating. The recently renovated restrooms and bathing facilities were spotless. Despite a sudden drop in temperature to 13F on 22nd December 2022, the bathing area maintained a cozy warmth.

This park was quite pleasant! It's an excellent spot to visit the Carlsbad caves and the Guadeloupe peaks! Despite having residents, it didn't feel unsafe and mainly consisted of a gravel area. It's a great option for this region!

This location served as an excellent starting point for visits to two national parks and day excursions to Roswell and Lincoln National Forest. (Don't miss out on Sitting Bill Falls) Advantages: - cleanliness - well-kept - hospitable personnel - indoor heated swimming pool - four dog parks - small shop within the premises - proximity to supermarkets and eateries - abundance of activities in the vicinity - full connectivity for 30/50amp - peaceful with minimal road noise (our accommodation was at the rear and we hardly noticed it) - night-time security - laundry facilities Disadvantages: - absence of a playground (although the pool compensates for this) - predominantly a gravel-filled space with minimal greenery, hence not ideal for those seeking scenic views or a camping experience.

I booked in advance and used Campendium reviews before I did so I knew what to expect. There was plenty of room and the place is well kept. The staff was super friendly. It is locked at 7pm with a passcode to get in. Very secure. The only reason I don’t give it 5 stars is due to the traffic noise. It sounded at times like a race track with cars racing up and down the street. With that being said, it is by far and away the best option. Try and get a site as deep into the park as possible.

We stayed here for 2 nights while visiting Carlsbad Caverns NP in Sept 2022. While it is, of course, just a big gravel parking lot, the spaces are big, level, & amenities are all there as advertised. MUCH effort has been made by management to make this place pleasant in spite of its urban desert location. It is clean, well maintained, and more secure than most other RV parks. The gate locks at night & there are security cameras around so we felt relatively safe. Many of the sites have nice leafy shade trees, which is unusual for this area. The only thing that bothered me is that some residents do not clean up after their big dogs in the grassy dog parks, in spite of the campground providing bags. This must be so frustrating to management who tries so hard to provide a nice RV park. We found it to be quiet & peaceful, in spite of the location next to a very busy industrial highway.

$52.50 less 10% AAA discount. Large park, but was not crowded when we were there. They very nicely put us in a FHU site although I had only asked for W/E saying our size was too long for their other sites. It was level and there were 2 sewer hookups either more front or rear of the site. The row we were on had nice green grass between sites. Several small dog areas with some grass our pup enjoyed. The rest of the park is gravel with a few trees. It seems to be very hard to keep things green around here. We did not use the laundry room but it had several machines at $3.50/load with an app you could use to pay. Friendly staff who are conscientious to make sure all is good for your stay. It’s about 30 minutes to the caverns. We did the cave earlier in the day and went back for the bats before sunset.

Can not say enough good things about this park. Super friendly, large sites, very very clean. Nice indoor pool and facilities. ADDED benefit! There is a fabulous RV sales and repair right next door. We discovered problem while setting up and rv repair ordered and installed necessary part in two days. They were wonderful!

Most urban RV parks are glorified parking lots. The sites in this park are right next to each other, but there are trees and enough space to park and have a picnic table so it's a bit roomier than most. The staff was very friendly and helpful, the park was clean and it's very convenient to the Caverns and the Living Desert Museum State Park.

Yup you read that right. The bathrooms are better than most houses. Thoughtfully done to accommodate campers. The campground is pretty great too. Clean, spacious and friendly staff. Short drive to Carlsbad Caverns. Best in the area.

Arrival - Super easy; the ladies inside were standing by for our arrival. Tips - Arrive before 6pm, they lock the gate. Favorites - Staff, upgrades in progress, levelness of sites, new cable TV system, WiFi (2G and 5G), indoor pool for the kiddos, parks near by (Park on the Pecos was great!), the City of Carlsbad, access to the Caverns and Guadalupe NPs. They also employ several discount programs for military, veterans, Good Same etc so, don't forget to ask. Cleanliness of park was very appreciated as well. Negatives - While the staff is absolutely fantastic, I would like to see them employ and online reservation system, sometimes it's just not feasible to call. Some highway noise but, not too bad.

Ok so this is an older rv park. Its a little rough around the edges but they are remodeling the bathrooms, and the laundry room is great. The employees here are as nice as can be. From the time I called to book, and at check-in they were exceptionally nice. This worked out great for us to go to Carlsbad Caverns (which were phenomenal) I would definitely stay here again

The staff were great. We tent/car camped one night. The laundry room has all new machines and the bathrooms are getting ready to be renovated. This is a former KOA and is going through some improvements. Yes, there is road noise, but it’s next to a major road. The grounds were very well maintained and clean. The office staff were very helpful and willing to work with us. It is obvious that they are making improvements and take pride in what they are doing.

Wanted to like this place because the staff was super accomodating and nice and they have some grass sites, but I am not sure how this place gets such good ratings. This place is way overpriced for the amenities which need serious updating. - You get bamboozled by the clean check-in, store & laundry, and then you see the rest of the place. - Their "sparkling clean" showers/restrooms were so gross and trough style so you would be showering in someone else's grime even with flip flops. - The cable was spotty and kept going in and out from clear to pixelated most of the time. - Couldn't play horseshoes because they were missing 2 horseshoes. - Couldn't play cornhole because they were missing a beanbag. - The laundry room was super clean, but it was $7 ($3.50 each) to do a load. - The pool was very outdated & super loud if any kids were in it (it echoes because it is indoors and you can't hold a conversation). - The pool is cold even though they say it is heated. It is okay to put your feet and legs in for a quick cool off, but you can't swim in it long. They set it at 80 degrees and there is no sun to counteract the cold because it is indoors. The proper temperature for the elderly and children is from 84 to 94 degrees. 80 Degrees is for competitive swimmers to keep them chilled and stimulated. I wonder if the managers have ever swum in the pool to see how cold it really is. The pool was the only reason we booked this park so we wasted 3 nights here and paid almost $55 a night for a parking spot. The staff, grass sites, the trees, & good wifi gives this the extra star otherwise it would be a one-star based on the pool & amenities. Overall, we would not recommend this place if you want to use the facilities. If you are just passing through and need a night I would not recommend it either because it is so overpriced (there is BLM land all around the caverns for an overnighter).

This park is relatively convenient to what this small town in NM has to offer, and on the side of town towards the Caverns. Our site had some trees to east and west, which helped with the oppressive heat we were working against. Dump station was available to the front right of the office (facing the building). Reservations were made the morning of our arrival, as is our norm for road trips... we never like to box ourselves into travel plans in the face of daily fluidity. Wi-fi was good, with a repeater right behind our trailer. Park was quiet for our night's sleep (discounting our A/C running in nearly continuous mode). Bath/shower facilities were OK, but we did not use them to be able assess their function. As noted in another review, site/park was gravel.

Check-in was great without reservations. I asked for a site with good wifi reception since I had to work. This put me in a new section of the park which was a gravel lot with a picnic table and full hookups, including cable. There is an older section behind the office with mature trees but I am not sure of the hook up access. I was near the highway during the day which was loud with road noise but did not disturb my sleep. Facilities were clean. Laundry was expensive at $3.50 per wash and dry. Outside of main part of town by about a mile or two. site was not exactly level but was close.

Traveled to a small town near Carlsbad for work. Chose this place for the gated area and key card gate. Overall a nice place to stay for work or just to get off the road for a bit. RV was here during the big Texas freeze while I was at home but the camp ground never lost electricity. Has a heated indoor pool. The park owner was beyond friendly and helpful. Communication was one of the highest of all the places I’ve stayed. Would highly recommend staying here as I will again.

Not a very nice park, it may have been decent 20+ years ago. The one upside was a nice laundry facility. Other wise tiny gravel sites wedged in next to your neighbors, maybe you’d get a picnic table. No fire pits or chairs. Certainly not worth the high price of $42.66 a night that’s with my AAA discount for a run down town like Carlsbad in a run down RV park. I ended up leaving to go to nearby Horseshow Creek RV Park. With their weekly rate it came to $29 a night. This is definitely the kind of place you pass through, no need to stay long. Also for that price I was only in a partial hookup site that maybe hadn’t been used in awhile, it took awhile to run the brown orange rust out of the water! Full hookup sites were like $55 totally not worth it.

Very nicely configured roomy spots with picnic table and extra parking space. Try to get location behind the office because these have trees and less highway traffic noise. Bathrooms/showers are clean. This park has security gate which closes 8pm, they give you an electronic card for access.
