I was aware that the place was situated in the city center, yet I was taken aback by the sheer level of noise and congestion. Upon reaching, we were guided to our designated area, but had to strategize on positioning our vehicle in a way that it didn't obstruct the traffic. Additionally, we were plagued by an infestation of countless caterpillars that seemed to cover every surface, even disrupting our attempts to relax outdoors. The lack of personal space, with us being crammed together like canned fish, was another downside. The cherry on top was the exorbitant price tag for a campsite devoid of any basic facilities!

This camping area is incredibly tiny with closely packed spots. In order to access your designated area, others might need to relocate their cars. The premises are well-maintained and the washrooms are neat. While the staff is friendly, the space is just too cramped. There are superior alternatives all over Moab. Additionally, their Wi-Fi service is practically non-functional and Verizon's coverage in the vicinity isn't much better.

This recreational area offers a panoramic view of beautifully shaped cliffs. It's conveniently situated approximately three miles from Arches and a mile from downtown Moab. The park can be easily accessed from its well-maintained entrance and the nearby highway, yet it's free from any significant traffic noise. The park features spacious, flat, and concrete sites. The landscaping is impressive, with many sites boasting beautiful arbors or trees. There's a large water fountain and a koi pond. The laundry and washrooms are up-to-date and hygienic. The park houses two swimming pools, each equipped with a jacuzzi. There are two dog parks, one large and one small, both kept clean and in good condition. This park was our top pick among the 20 parks we visited on our journey from Minnesota to Santa Fe, Lake Havasu, Southern California, Las Vegas, Grand Canyon, and Moab.

In May 2023, we lodged here for five nights. The place is conveniently located within walking distance to various shops, eateries, and city center boutiques. Many nearby establishments offer bike rentals and other outdoor equipment. Arches NP is just a short ten-minute drive away. The place is accommodating to pets, featuring a dog park. The bathrooms are satisfactory, albeit they can get quite packed during peak hours in the morning and evening, likely due to the large tent camping and cabin areas that lack bathroom facilities. A number of RV spots also lack sewer hookups, causing those with smaller RV holding tanks, like us, to depend on the communal bathrooms. The facilities include three shower stalls, three toilets, and a handicap-accessible bathroom with both a toilet and shower. There's an extra bathroom and laundry area near the general store (connected to a Texaco gas station) that's available for non-guests for a fee. However, those staying at the RV park can use these facilities as part of their package. We occupied spot 83 towards the rear of the park and found it to be peaceful at night. However, be mindful of numerous individuals with noisy 4x4 vehicles who enjoy letting them idle for extended periods in the morning. The General Store is well-stocked with most items you might require during your stay.

Upon our arrival, the personnel were delightful and provided thorough explanations. The bathroom and shower were spotless at our check-in time of 3pm, but by 9pm they were in a deplorable state. Mostly, we choose RV parks for their decent showers and the ability to get some work done while traveling. The shower here was impressive with its strong, hot water, but the lack of cleanliness was a disappointment - likely due to inconsiderate users. The Wi-Fi was utterly disappointing and I wouldn't advise choosing this RV park if reliable internet is a crucial factor for your remote work needs.

Just got back from 4 nights here and was very happy overall. Front desk people were very nice and check-in was quick and pleasant. I like the fact that you don't have to wait to be escorted to your site like most KOAs. The park is well treed with a lot of shade and you are close to everything and all of central Moab is walkable - City Market is just two blocks. The downsides were that WiFi was dreadful, despite the park maybe being 15% occupied. I don't mean Netflix dreadful, I mean surfing webpages dreadful. Cell service on Verizon is very strong - very solid signal but not quite the performance that all of those bars imply. Still, enough for, duh, Netflix. A school is adjacent to the park so there can be noise sometimes - we only noticed it once. Also, I wouldn't bother hooking up the CTV at all - by today's standards, this is unwatchable TV - standard definition letterboxed and it provokes non-fond memories of my childhood with snowy pictures - like TV in the age of rabbit ear antennas perched on the tube console TV. "Billy, turn the antenna to the left for channel 7" But if you can live without the CTV or the WiFi, it is a nice park in a great location with friendly staff. We had a great time because after all, you don't come to Moab to watch TV.

Great spot for visiting arches and canyon land. Right in the middle of town! Note this is mainly a large gravel lot. It was behind a gas station, next to the high school. They have a nice open area I brought my dog. Nice staff. Have propane! The road noise is a little loud, but we are in the middle of town!

We had a nice pull-thru site with concrete pad. Sites are a bit short so your tow vehicle needs to be parked across the front of the site. No big deal. Nice clean bathrooms, free showers. 2 dishwashing stations too. Can get a bit noisy with all the ATV's moving around. Some stores and restaurants within walking distance. 10 minute drive to Arches National Park entrance. Only downside is the tight entrance. We have a 16ft trailer so easy to maneuver. Larger rigs should approach from the north and make a left turn to the entry.

There were things about this campground that I loved. Well maintained, good views, Wi-Fi that actually works! We were at site 42. Our neighbors sewer was right next to our picnic table! Gross. We had a neighbor for one night in a rented RV. They didn’t have the right sewer hook up and left their black tank open. (Rental company needed to supply them with better hoses and train better) They left early the next day but it stunk !

You are almost 360 surrounded by mountains. This was a nice park with really clean showers and decent amenities. Nice little dog park, Pickle ball court, 2 swimming pools and the staff were friendly. Make sure to get timed entry to Arches national park about 20 mins away. It is breathtaking. Timed entry was easy to get. Moab was a delight we didnt realize when we planned to drive through. Only negative was the toliet only bathrooms smelled pretty strongly and they got really hot. Our campsite was right next to it so they smelled a bit.

4 miles from Arches. Pool and shower/laundry building were very nice. The bathrooms near the campers were hot and only had two working toilets on the men’s side. Full hookups, gravel pad, nice but probably not worth $90

This has been one of the best campgrounds I’ve been to. It was a little pricey for just having a rooftop tent, but we did end up using the electricity and water. It has a bunch of things to do at the campground itself including a creek you can sit by. It’s very close to downtown. Within minutes. I wouldn’t walk just because it would probably be over a 15 minute walk to the beginning of downtown, but just a few minute drive. The staff was very helpful and put us in the best spot for our equipment. I reserved online and it was easy, but it would probably be easier over the phone. The only thing that was a bummer was the noise level. There’s a car wash that’s super loud that has bright lights and we heard that up until right after midnight. That’s the only noise I heard though. Great experience overall.

Nice location to Arches but $75 a night for water and power was a bit high. Appears to be an older campground that a portion is being converted to private sites. Club house had nice pool and hot tub along with showers and bathrooms but the bathhouse in the campground needs a full remodel with adequate venting and fixtures.

This park is right in downtown Moab in walking distance to all of the shops activities and restaurants. Also a super short drive to Arches Nat Park. You do get more noise since it is in the city and the views are not scenic but you have to pick what is best for you. Quiet scenery or walking distance to the action? I can say that we enjoyed being so close to the city. We walked in town and made a great date night of it. I cannot say that I heard the street noise all that much. Bathroom showers could have been cleaner but I’ve definitely seen worse. Overall the park was clean and nice and they had space available at the last minute in Moab. Look for the Texaco and it’s right behind that because it was a little hard to find.

We booked this site about 6 months out and it was explained it was a new section: Elite Back-In. The pad was freshly poured concrete and the site was extremely nice. The campground didn't appear to be following the previous rules about two distinct areas - and everyone was treated equally with use of the facilities. The price quoted per night was $89 for our site - but the taxes added $80 more to our bill, so it did break down to $102 / night. The laundry was clean, a few machines were out of order while we were there. The pool looked great - didn't use it but saw others in there. Two dog parks have grass - which is nice after so much time in desert areas dealing with thorns! Some of the interior roads are paved, others just gravel and people were driving too fast so the dust was everywhere. The paved Moab bike trail runs across the street and goes to Lion's Park (North) or into the town fo Moab (South) We visited Arches twice and Dead Horse Point State Park once. We were not aware of the LONG road to actually get to the Arches hikes - it took over 30 minutes to make the climb up the switchbacks in addition to whatever wait time to enter the park through the ranger station. The Intrepred MTB trails at Dead Horse Point S.P. was accessed off route 313 and that is also a LONG drive. When you get to the turn off for the S.P. it is actually just another 15 minutes ahead to enter the Canyonlands National Park area. In Spring/Summer of 2022 Arches has implemented timed ticket entry - we had no problem hopping on the internet at 6pm the night before and buying a ticket to enter the following day - $2 charge. Oh, and the Portal RV sign is now Green with Black- not orange as shown in photos.

I tried to get a premium spot when booking in January and only 1 basic central site was available for May!! The park is right in town but well off the main road and fairly quiet. As mentioned by others there is the high end, premium area with many sites seemingly owned and occupied by BIG trailers and their toys and also condos. The center less premium sites are fine, the ones on the perimeter are REALLY close together with only room for the rv and stained wood picnic table. There are two enclosed dog parks..one is fine, the other tiny. The pool, hot tub and reception area are great as are the staff. The showers are TINY and claustrophobic..clean but really odd for such a park! Lots of mature landscaping well cared for. Lots of noise from atv’s coming and going all the time. A dedicated parking area would help. SUPER convenient for arches, downtown and good restaurants.

Great, central location right in Moab. There’s no denying that sites are close together and there is road noise, but the location makes up for it. Staff is nice and the campground itself was quiet, even though it was packed. Lots of off-roaders were there because we were there during Jeep Safari. Close to the Slick Rock trail - I dropped my husband and son off at the slick rock mountain bike trail and they were able to ride back to camp easily. Close to everything downtown & easy to get to the parks. We loved eating at the Moab Garage!

We enjoyed our stay here. There’s no denying it, sites are closed together & it’s on a busy road with some road noise. But that’s all ok because of its location in town & to the slick rock trails. Lots of off-roaders camp here. We were able to ride the slick rock mountain bike trail and then ride right back to camp. Staff were all nice the the campground itself was quiet.

Our stay here was great. Nice, clean facilities and well maintained. The laundry area is small but great. Stayed on a deluxe site and had no issues. Kind of close to the neighbors but that didn’t bother us. There are two dog parks, one of which was a decent size and had good seating area for the humans. Views were great and lovely to wake up to. Rv park is really close to Arches and a few minutes from the shops and eateries.

This campground was in the "OK" category although we wouldn't stay here again unless there were no other good options. It is in downtown Moab which is a very busy resort/high-adventure town with lots of restaurants, motels, shopping, etc. etc. The big plus is that it is only 15 minutes south of Arches NP main entrance and 40 minutes from Canyonlands NP (Island in the Sky road). In the future I would consider driving a bit more if we could find a nice campground with a bit more peace and quiet. We had a pull-through site with full-hook-ups. We had enough room for our 24' Travel Trailer, the F150,and for a small slide-out, but not much extra room to spare. Overall its packed pretty tight. Cable TV hook-up was available and we used it, no issues there. The bathroom was overall clean but very busy. Because this campground was very close to the main road through Moab (Hwy 191) and also close to downtown, there was a fairly high noise level during day and evening hours. There was a general "buzz" of noise. Finding this place was a little challenging. It's located directly behind a Texaco gas station on the east side of 191. The entrance drive is basically immediately to the south side of the gas station but north of the small creek running across 191.

Let me preface this review by saying that the issues I have primarily rest on the shoulders of Canyonlands’ senior management team and Sun Resorts. The Park Manager and Facilities Manager were empathetic and did all they could given their positions. Canyonlands RV Resort is located in a prime location in downtown Moab, UT. Close to the major national parks, dining and amenities Moab has to offer. The grounds were nice, well kept, and manicured each day. Upon arrival, I was informed that extra vehicles “must” be parked in an overflow lot located down a hill near a creek. The fee for the extra vehicle is $5 per day. This sort of policy is not unheard of, so I paid the fee and moved my extra vehicle to the designated parking area. Around the overflow parking areas is a creek, dog park, picnic area, and tent camping sites. Muddy branches and leaves scattered the area and a work truck was loaded with debris, presumably awaiting a trip to the dump. As far as I knew, the tent sites were available to rent when I checked in. That night, several thunderstorms rolled through the area. A flash flood warning was issued for the area at 11:30pm. At 2:00am, remembering the debris in the overflow parking area, I decided to check on my vehicle. I found my vehicle lifted by flood waters and pinned between trees, surrounded by park debris (tables, planks, etc). It was clear the vehicle had severe water damage. I quickly retreated from the life-threatening situation. The next morning, park staff found me to discuss the situation. I tend to pay close attention to how organizations respond to situations like this and I have a few thoughts. First, this is not the first time a flood has impacted the overflow parking area. Less than a week before my stay, flood waters inundated the area and the staff was still cleaning up the debris. There were no signs indicating the lower lots were prone to floods nor did the staff even mention this. It was made abundantly clear through in the informational handouts that vehicles “MUST be parked in the overflow lot”. While the flooding event was in fact an act of god, the resort’s policy mandated vehicles be parked in a known flood area. Informed consent would be critical here, where the staff lets you know that if there’s a chance of rain, you should park elsewhere; I absolutely would not have parked at the resort had I known this. Vitally, no such warning was given. Second, this was a life-threatening, late-night flood event. Had tent campers been in the area, they would have been faced with a truly serious situation. The walk bridge from the park to the tent sites was washed away in the flood. The sites may have been closed, but there was no signage anywhere indicating the danger of the area. The lackadaisical approach of senior staff to the deadly area on their own property is, in my opinion, negligent and could have killed people. Luckily, only property was lost and hopefully lessons gained. Third, Sun Communities staff still has not reached out to me directly to offer any apology or discuss the way forward. I’m currently moving as part of an official active-duty military move and lost hundreds of dollars of household goods items that were in the vehicle. There has been no discussion of compensation for these items, assistance with the loss of this vehicle, or otherwise. It’s worth noting I have still been charged the $5/day for parking it. Fourth, park staff admitted that flooding has plagued the area as recently as a few days ago. It was clear the park knew of this issue. I hope this information assists anyone considering a stay at Canyonlands RV Resort in Moab, UT.

With a 34 foot fifth wheel, we had a hard time making the turn to enter the campground. The turns are also tight to exit! With a pull through site, we had 4” between our truck and the slide out on the rig next door. Staff was nice, location is in town. Laundry and bathrooms were clean. Public WiFi is slow so we used our phones.

Came to see Arches National Park. We were planning on staying on BLM land because who doesn't like free sites, but we ended up staying here. It has all the amenities. Two restrooms sites with showers, laundry, swimming pool, playground, dump stations, general store, etc. So I can't complain. however, I do have two things. One, the restrooms are a trip to get to from the tent sites. You have to walk around the whole campground to reach them. Second, we had a tree that was dripping sap. It got on our shoes, chairs, and tent. It was difficult to clean the morning we left. I almost forgot, It's really quiet, so quiet you can hear a pin drop. Everyone is so quiet that you're afraid to make any noise quiet. The drive is nice to Arches 3.7/5

The staff was super friendly and helpful. My spot had electric and water no sewer. They have a dump area in the back of the park. Park is located behind a Texaco gas station. Clean restrooms and showers. My only real complaint was the horrible WiFi. I even tried my Verizon hotspot and couldn’t get that to work either. I work remotely so need wifi to work. It was a real challenge. My t mobile cell phone worked great could even FaceTime with minimal problems

If you need a FHU, and can bypass the very tempting dry camping spots throughout the area, and can stand close by neighbors, this place isn't that bad. Did not use the bathrooms. Laundry was ok. CCTV was nice. Wifi was pretty good, until prime time evening hours, when it bogged down. It was pretty nice to walk to the Moab Brewery, though it is Utah, and the bar is pretty low when it comes to beer options - UT is definitely a BYOBeer destination. Although on the busy main drag in Moab, no detectable road noise overnight. 5 miles from Arches NP.

Quiet park a ways off from the highway. They have standard, Deluxe, Premium and Premium Plus sites. The park is divided into two sections; the standard and deluxe section, and the premium and premium plus section. If you are in a standard or deluxe site you may not use any of the facilities in the premium and premium plus section. Standard and deluxe sites are gravel; and the premium and premium plus sites are concrete pads with room to park an extra vehicle. We stayed in the premium site because we like the large level concrete pad and lots of space. We bring our Jeep for the trails so we nee room for our truck, 5th wheel and Jeep. We also need a good night's sleep if we're going to spend all day at the trails. The young lady at check-in was kind, polite and very helpful. We did not use the pool, hot tub or restrooms. The park was clean. They are adding extra sites so there is construction going on during the day, but evenings and nights are very quiet. We had no need to contact staff for anything so we don't know how that service would be. Campground Wi-Fi was at a 4.71 mbps download speed at 4:00am. My Verizon hotspot was at a 86.74 mbps download speed.

I just got settled in my site about an hour ago. The bad: As soon as I walked into the office to purchase a spot, I got rude vibes from the staff. It started with them not even acknowledging me while they laughed amongst themselves, then poor customer service from there on out. It’s January, with snow on the ground—not prime camping time in Moab. This campground is deserted aside from one RV, but the woman working the computer told me all their w/e sites were unavailable. Ummm? If it’s because the water is shut off for the winter, she should have said so. She didn’t offer any other solutions, so I was about to leave and go somewhere else when another office staff member stepped in and told me they had electric sites available. Neither of them were welcoming nor helpful, and honestly I kind of regret giving them my money. I would like to support a friendlier business, but I was tired and hungry and going elsewhere felt like a struggle. And, just for electric, they’re charging $40 right now, in January. What a rip off. It’s $47.02 after taxes. And my site isn’t even level. So far the WiFi seems strong enough, but the login page specifically says it’s not streaming strength and tries to upsell you faster internet. Ugh. The good: they let me camp here in my skoolie, no questions asked. Homemade campers aren’t always welcome at RV parks. The bathrooms are clean and tidy, although only two shower stalls are open since every other stall is closed due to Covid. It’s nice to see them at least taking some precautions. The road noise isn’t bad in the off season. I imagine it’s a lot louder during the busy season.

DON'T STAY HERE. IT'S EXPENSIVE, OUR INTERNET SUCKS AND THEY DON'T KNOW THE MEANING OF CUSTOMER SERVICE. OH, AND OUR POWER JUST WENT OUT! HA! So first off, we've stayed at many RV campgrounds and this one has, by far, the worse customer service. We had booked to stay here for three weeks while traveling across country. My kids are doing virtual learning. The first day we realized that the resort essentially controls the speed of your internet. They can see every device on the wifi and if you're pulling too much data, they block your device. We had to ask two mornings in a row to unblock my kids' labtops so that they can do school. Given that it's 2020 and we live on the internet and the fact that we've never had this specific issue at any other RV campgrounds gives me cause for concern. Plus it's just plain creepy that they know and can control each device. Ok, onto the most important point and this of course has to do with money. They are not allowing us to cancel our reservation and get a refund. I found a different RV campground in Moab that has reliable internet and was planning on staying there for 10 days of our stay in Moab. BUT guess what? I can't cancel my reservation at Portal. And when I pressed the front desk, a gentlemen popped out from the offices and was real dick. I mean, a REAL dick. Like, if I treated a patient that way, I'd get fired, kinda dick. ZERO CUSTOMER SERVICE.

This lost one star for being pricey and having tight spaces but it was a fine base camp to access Arches NP. Sandy dirt campsites, but some shade. Level, full hookups, nice shower and laundromat and convenience store. A cute little pool. The advertised dog run was nasty. Dusty dirt ground and lots if people were not cleaning up their dog poop.

Awesome location on the north side of Moab, with easy access to Arches, Canyonlands, and Dead Horse Point. Try and time your stay with a new moon to do some spectacular star watching. Even at the RV park the night skies are super dark. Clean and quiet place. We'll be back for some more exploring in the area.

We had a small 18’ camper that was able to fit on a tent site with w/e hookup. We parked our truck perpendicular in front of the camper and a motorcycle beside it, and there was plenty of room. Clean sites, lots of shade, friendly staff, convenient to town. The bathrooms had 3-4 showers, toilets, and sinks. The facilities were some of the cleanest I’ve seen. The laundry room had 5-6 washers and dryers, and they take credit cards. Pool was cool and clean. Texaco at the front of the campground. Play park for kids. LTE cell service for T-Mobile. Was only about half full when we visited and was fairly quiet. Our site was toward the back of the lot so we couldn’t hear the road traffic.

Great spot in Moab. Resort was everything it claimed as advertised. Close to Arches and Canyonlands NP. Moab is a fun little town with lots of off road fun. It was 106 durning the day but cooled down to the low 70’s in the early morning. Bathrooms and showers were spotless.

I can see when this place get busy that it can be a bit much and too close together. It seemed to be at half capacity on a weekday.

An RV park in the Moab area with trees? It exists! If you can get a spot in the first row in the campground you'll be in the shade most of the day, and that really helps with the desert temperatures. Each tree is automatically watered with a drip system, and each tree takes a gallon an hour, I was told. It's very lush, though they are mostly cottonwoods so your allergies might make you unhappy. This place gets crazy! If you know Moab, you can guess what the traffic is like in a campground in town. There are loud parties and loud vehicles coming and going all day and well into the evening. So, if you're a part of that noise you don't need to worry about being quiet. If you want peace and quiet, you probably won't find it here. The sites are fairly close together, and the rows are close to each other, too. There is a nice convenience store at the entrance along with a gas station. The brewery is across the street, as is a grocery store. There is a lot within walking distance. Compared to a lot of other RV parks, it's not the best. But compared to all of the other options in the Moab area with full hookups, this place is awesome.

We stayed in the resort portion of the park. The sites in this area are concrete with concrete patios and are very spacious. The resort pool and spa were clean and close to our site. Our only complaint was the internet. There is internet, but you are not allowed to stream anything. For us it was of no use. We did have good cell reception and were able to stream off of our phones.

This review pertains to the premium deluxe South side. The site itself was very nice. We chose the premium site because that is our preference when it comes to CG's that offer them. Outside of the quality of the site, pretty much everything else was NOT as advertised. The bathroom toilets were left uncleaned for days and some stalls had no went without TP for a couple days. The showers we were told on arrival were "off limits" while we were there. The roads on the South side were frequently used as a race track for young children from the north side on their bicycles. Our assumption is because the South side roads are nicely paved while the North side roads are not. Our neighbors dogs were not leashed and were even inside the pool fence not leashed even though we spoke to them about it. There is basically no security provided to enforce the rules they make sure you are made aware of. The South side pool was not maintained and/or cleaned except for the last day we were there. This CG charges a premium price, but they do not provide premium services they advertise. They don't even come close. Our recommendation is if you are going to stay here, choose the cheaper rates on the North side.

This campground is a little oasis in the middle of the desert. My family had the opportunity to stay here this past weekend and loved it. We had a trailer and had upgraded to a pull through site. We arrived late-after the office had closed, but were able to locate our site and get settled really easily. Most of the campground has plenty of shade, and due to social distancing guidelines, every other site was vacant-so we had plenty of space. Had the campground been full to capacity, it would have felt a little crowded. There is an off leash dog play area that was perfect for our little guy. Larger dogs might get bored of it, but it did the trick for us. There are also a few restrooms and showers that were well maintained and clean. Onsite, you'll see that there is a gas station and convenience store-which we really appreciated when we needed a few things. The lady running the place is not very friendly-she seems to be annoyed by travelers or maybe just had a bad weekend (she was unpleasant both days we went in). There is also a great looking swimming pool and group pavilion-both were closed, but I'd love to check them out another trip. Our site was located right next to the camp host residence. Although our interactions with the staff were minimal, I did notice that there was a group of late teens/early twenty-somethings that were staying in the house and made a lot of noise. They were yelling, laughing and driving sporadically in and out of the park one night. I was a little surprised, since the camp hosts are usually the ones that set the example for the guests. But these guys were all about having a good time. Maybe next time, I'll go join them. ;-)
