Our inaugural visit to a fully-equipped RV park was an experience. We used all the facilities, including the sewage hose for the first time. While I usually prefer peaceful and secluded camping, this place was bustling with activity and curiosity from fellow campers. Due to our last-minute booking strategy, we ended up in a compact spot at the rear of the park - the unfortunate number 13. However, it provided us with the necessary shelter during the rainstorms which had led to the closure of our intended camping spot at Oceano Dunes. The park's water, sewage, and electricity facilities were a boon, allowing us to recharge our batteries and explore Pismo. The bathrooms were satisfactory, albeit a bit old-fashioned. The pool was a tad too cold for my son and I, and the absence of a hot tub was noticeable. The highlight of our stay was a sunny interlude between rainstorms at Oceano, away from the RV park.

We've frequented this location for numerous years, witnessing a myriad of transformations, and I'm certain there are more on the horizon! I've noticed plans to mend the deteriorating roads, prune the trees, and remove some top-heavy Palm trees that lack a substantial root system. The security staff here is exceptional and approachable. Across the street, the RV store and its personnel are top-notch, particularly Jo Ann, Tom, and their team. They are the heart of the store's successful operation. In my opinion, the restaurant could benefit from a makeover and a more upscale dining experience, but perhaps that will happen in the future.

Ok. Nice gated community but don’t recommend when full. It was Crazy crowded on a Fri/Sat but was glad people were not too noisy. They offer full hookup, pool, mini gulf, restaurant and store all onsite. On Sat they had live music but only a couple people there actually listening. Sites are super tight and you are really squeezed in like a sardine. Access to the beach is currently blocked by a lagoon.

Very busy campsite 400 sites and your right next to each other, great if your group camping like many were but not our style. It is a great location and walkable to downtown and pier. If you have large family with lots of kids this is your place. We love all the great amenities and clean areas but a lot of people piled in one spot but also that is California beach living

I agree with fellow reviewers, who wrote: “this park provides all the things needed to hook up and stay in the Pismo Beach area. The location is the main thing in our opinion. However, the sites were very close together… I did not like the fact that the sewer connections for an RV were in very close proximity to the picnic table area for a neighboring RV.” This is the first site I’ve had in an 80-day trip where there wasn’t room for our trailer and tv on the same site. There was nearby guest parking, but there was also a warning there had been recent burglaries involving bicycles, so I was concerned. The site is dirt and rock. I didn’t even hook up sewer because my connection was right next to my neighbor’s picnic table. I’ll pull into an empty site on the way out and dump there. There are plenty of sites here that are better. In fact, probably all of them. There is variable pricing. So I would stay here again, but I’d be very careful not to get a site this small, the worst of our trip. Curiously, while there is almost no room between RVs in the area where we were parked, the view out back is pristine and expansive, an interesting contrast. WiFi is $5 per day, but att cell service is strong. Laundry and showers are clean but dated and nothing special. There are other campsite options in the vicinity, but based on the reviews they aren’t better. To end on a positive note, we had an excellent seafood dinner at Ada’s, and a delicious breakfast at Zorro’s, so there are plenty of good options for dining in the area.

This is a pricey rv park, but great location and very busy. There are over 400 sites and so you are very, very close to your neighbor and tight parking at your rv, but the grounds are kept very nice and there are lots of things to do at the RV park. Direct access to the beach and can stroll the beach all the way to downtown. Also walkable to state park with walking trails by the water. Wifi worked excellent and had good AT&T cell service so easy to work remote here. Laundry on site and pricey, but machines worked well and very clean facilities with plenty of washers and dryers. $2.75/wash, $1.75/dry Close to San Luis Obispo. Awesome food at Oasis Mediterranean, the Honeymoon Cafe and Talay Thai!

My family have been camping here for 15 years but we will never come back. Staff was incredibly rude. Not helpful and flat out lied to us. We arrived with a flat. *Just 3 ladies traveling with a baby* Security (wonderful) said they could change our spare out the next day. When I went to the office in the morning the girls were astonishingly rude. NO help at all. We even were approached by a lady who said she was the manager. I was shocked. My daughter was outside the window and she said they were gossiping about me as I left. That our trailer was old and "junk". (She is a 1984 Nomad that we have completely remodeled inside, granted we are not done with the outside..see our pics). They charged my card $70.00 to come out to "look" at my trailer, then said they could not help us!! We called a tow truck to change our spare and he said he was bewildered why they couldn't help us, but he gets complaints about them frequently. He believed because our trailer was not a "mansion". When asked if we could store with them, we heard a litany of excuses as to the "issues" with our trailer and they would not tow. One was our spare tire had too much "wear". Our spare was the blow-out without any tread AT ALL. Too much "wear"!?! Obvious they never came out to look at the trailer. Then they called and said our battery for our landing gear was gone. We do not have landing gear. It is a 1984 trailer! They lied again. We made ONE phone call to another park who graciously and professionally picked up and stored our trailer. Even complimented all the work we did on our vintage gem. Asked if we were selling because she knew lots who would love to have her. We are devastated by the awful service and hurtful words from this park. NEVER AGAIN!

At first we were unhappy seeing we had a site close to the outside road, but quickly changed our minds. It was an end space with our curb side facing out, giving us no neighbors and extra grass. Each site has hook ups, picnic table and fire ring. Any and all RV services are available with a great store and laundry. A gate leads to the beach and town is a couple short blocks away. We would definitely come back.

The parking spots are big or should have said big because of our rig size. There was plenty of grass to walk the dogs and pooper bag containers at every intersection. We has dinner one night from the restaurant and it was delicious. We had clam chowder in a bread bowl. As newbies to photography my husband and I were so pleased by the wildlife, flowers, plants, etc. gave ups plenty of things to shoot ( not bang bang but click click). The employees and campers were kind and we often felt like family. I want to live here.

This park provides all the things needed to hook up and stay in the Pismo Beach area. The location is the main thing in our opinion. However, the sites were very close together. In the warm days, we were entertained by the conversations in adjacent RVs. I did not like the fact that the sewer connections for an RV were in very close proximity to the picnic table area for a neighboring RV. There seemed to be a lot of loud music and other noise but, to be fair, it was quieted down come bedtime.
