Our five-day stay with our Airstream Basecamp at this location exceeded our expectations. We had initial apprehensions about not choosing our spot, but it turned out to be the best decision. We ended up in a "Mountain View" location in the center row, which was absolutely perfect. We had a charming little tree and a breathtaking view of the stunning Malibu sea. The park was spotless, extremely safe, and offered spectacular views. We were even lucky enough to spot numerous dolphins! The employees were all exceptionally kind and helpful. We're certain to return!

Stayed in mid-Nov 2022 Site type: Back-in, FHU 50 AMP THE GOOD Staff: Very nice folks and really helpful. Secure: No folks are getting into the campground unless they are staying there. Peaceful: Fairly quiet in the evening and overnight. Mainly hear the waves crashing. You actually do not hear the traffic that much, but we were backed up the opposite side from the ocean, so maybe the ocean view sites hear it more. Location: It's Malibu. Beautiful everywhere you go and generally close to anything you need. The Malibu hills are immediately behind the campground. The beach is across the street. Malibu Seafood (restaurant) is a 2 minute walk down the path from the campground. Gas station within 5 min. Grounds: Clean and nicely maintained! Office/Store: Good sized store. Some grocery items and a good amount of RV stuff. Facilities: Laundry and showers are fairly nice. Wifi: Campground wifi is pretty darn good for a campground. Cell: Both AT&T and Verizon were good. Verizon was stronger than AT&T. THE BAD: Sites: Many of the sites are fairly short. So, you need to park in the overflow parking, unless you can fit your vehicle next to your rig without going into the road in any way. I appreciate that they stay on top of everyone's parking. But, it is worth noting because of the parking scenario (below). Parking: The overflow parking area is across from a row of back-in sites. Most of those back-ins essentially have their trailer's hitch/coupler right at the edge of the road. So, when those folks need to hitch up again, there is little to no room between them and your parked vehicle. COULD BE BETTER: Not good or bad Wifi: Typical campground wifi. Could not connect to it.

Perched up on the cliff overlooking the ocean, the views really are something else. Pay the extra for the ocean view. Very well run, clean bathrooms and showers. My only small issue was that the individual sites weren’t very level which meant putting the trailer on blocks on the edge of a cliff which felt super sketchy. We moved away from the ocean view because of this.

We stayed in a ocean view site. Backed up to bluff overlooking the ocean. We saw dolphins swimming by in the water down below. You could hear the waves crashing. Yes there is the PCH below but at night siting outside by fire pit I could hear the ocean clearly. Sites were good size. Appreciate the small fence next to the sewer line so you neighbor’s table isn’t right next to sewer. Staff were all very friendly. Sat out on the resort patio for sunset it was very comfortable. We will definitely return.

I love this RV Park. My favorite site numbers 14-25 front line over looking PCH and the Ocean. Also love 89. I return to this park as often as possible. Mike the Manager is awesome, Terry super kind. the staff great. Wifi excellent. Level. Easy access to Malibu Mart and market. The ocean front is spectacular. I have never used the washer and dryer or the public showers. Easy walk to the beach. I highly recommend using the crosswalk and don’t try and cross PCH. The office/store have all kinds of fun things as well as anything needed for the Camp experience. No wood fires allowed. Only propane. Hoping to visit again real soon.

We had a great time at this RV park. Booked the ocean view, our site was nice and wide, full hook up, and easy access to beach across the street (although you have to run across the PCH). We use to live near this area so no need for us to explore, we just soaked in the views (which is what we wanted to do for the daily price). Did not use the facilities so no comment but the grounds were well kept up. If you want a quick bite, take the trail down to Malibu seafood. Pro tip, bring your own cold one and enjoy the pacific from the outdoor patio.

Excellent views…everything else needs to be improved. This is the most expensive campground we have stayed at…$150 per night (includes all taxes). The sites are small, had to park truck away from site. Uneven hard sand. Now for the unreal part. Laundry; dirty, old, and when loaded front load inside the rubber gasket was poop turd, not sure if dog or human! It was so disgusting…went to the office and all they said was “it happens…sometimes people don’t check their sheet before loading the washer”! What? Who poops the bed!!!! It was so nasty…

Overall a good stay here. There seemed to be an ant problem on the property. One of the employees I interacted with a couple times was aggressive and rude. The nighttime security is nice but there needs to be a better way to get in that doesn’t take 5 minutes.

Where to start as others have said… - first off insulted that our more than ten year olds camper might not be good enough for the 198 rate. - premium ocean views, was partial at best - no Wi-Fi at end of the spot - lots of nicer sites in our price fatality left open. - bathrooms a long walk - back in spot wasn’t… no way to hook up to full utilities in this site. Water/electric or sewer, not all three in reach. Nice view, what we could see. These folks need to learn a lesson in customer service and expectations.

Stayed 5 nights, midweek, after Memorial Day. Spot 20 is a premium, back in only, oceanside spot. Spot wide enough for our 26 ft Vintage Airstream & pick up truck. Could easily put our chairs out and use provided picnic table. When we left we did ask the neighbors to move their trucks from across the way so we could manuver out. Very clean restrooms, laundry room and tent area dish washing area. Staff was polite, cheerful and happy to answer questions that are likely quite redundant. Overnight security guard helpful as we forgot to get bathroom code upon check-in. Grounds in good repair as they continue to recover from the Nov 2018 fire. You can still see the charred trees that sustained some damage. Maintenance staff keeps the grounds well groomed and picked up. They drive by slowly not zooming around in their carts. Managers very approachable and engaged in nice conversation on multiple occasions. They clearly know customer service and have good staff. We were there for 5 nights and could see some long term motorhomes beachside below us. We observed a Sherrif patrol come by on two occasions and leave paperwork on the windshield. No PA system was used to make any loud announcements. Traffic noise on PCH is a given but the waves drown it out after a while. Breezes, some marine layer, sunny mid day and cool ocean temps made the stay very nice. Beach directly below park is steep and no crosswalk to get across PCH. Nearby amenities Ralph's and Whole Foods grocery.

This is our 3rd time staying here and overall I would recommend. The location is perfect for exploring Malibu, LA and surrounding areas. You can also find nice beaches nearby. We love the road bike riding from here as well. You will hear traffic noise but it's part of being on the coast in SoCal. The major issue I want to point out is that homeless people line the beach below in their RVs. This is actually not the issue. The issue is that they are not allowed to park there from 2am-4am. So at 2:15am the parking police come and use a SWAT loudspeaker and spotlight to blow them out. It is so loud it sounds like they are in your RV. It's insane and I can't believe they can legally get away with that level of noise for a non-emergency. You will not sleep through this.

We arrived Thursday night for the Memorial Day Holiday, departing Tues. We went "all in" and chose a premium view site (at a considerable up charge)...which was magnificent. But they don't allow you to chose a specific site, and won't tell you what you are assigned to until you arrive. We consistently found every employee very outgoing and courteous. We had an issue that Terry, the manager quickly resolved to our satisfaction while apologizing for the issue (which really wasn't the resort's fault at all). The campground is very security conscious, you can't drive in without a pass. At night a guard won't let you drive in or out without them checking you out. We felt very secure, leaving many camp items out overnight without an issue. There are three bathroom/shower facilities that are all kept very clean, though they were always cleaning the one by us at 8am - peak usage time. There is also a laundry facility, but we didn't go in. After the fire, they're working out of temporary trailers for check in & general store. While we weren't super surprised that there wasn't a pool, we were surprised there was no cable. All the sites are dirt / composed granite (no slabs). Our particular site (#9) was very level, but we did witness a number of sites that had RV's with "tires in the air". While we were there, site #10 had a huge Momentum Series C 5th wheel which he only had 1" blocks on the driver's side. Excellent water pressure and the dump connections were perfect. No issue with 50amp service (but it was so comfortable no one was running AC's). The views were absolutely spectacular. We watched dolphins, paddle boarders and boats from our site. Even though PCH was directly below us, we could hear the ocean waves and see white water more that traffic (it was great to fall asleep and wake up to!). There were a number of families with kids, bikes, dogs and everyone had fun/got along. While it was far more expensive than Newport Dunes, we felt the sites were larger and the ocean sounds and strong breeze was worth it. The resort was the perfect "hub" as we sent to Santa Barbara, Santa Monica, Westlake Village and more - all an easy drive. We will be coming back!

This has to be my favorite RV resort so far. Not for the amenities but for the ocean front views and the general vibe you get here. You can easily hear the ocean waves. Well worth the money! I will definitely come back and stay for multiple weeks next time. Note: maneuvering around can be a hassle. Some spots are narrow and may be an issue if you have slide outs. There is a nice parking lot at the top of the resort to load/unload tow vehicles. It’s a big empty parking lot so you’ll have room. You will also be required to park your tow dolly here as well. I recommend buying a trailer hitch lock for added protection.

I stayed here a few years ago before it burnt down in the fire. It was reasonable in price during the winter months, but summer it's outrageously priced. The view can't be beat, but again, for the common folk it's just really priced out of the market.

I am not sure why there are negative reviews? The staff was fantastic, helpful and so nice. We have already booked another stay for June we had so much fun. Although our site was not ocean front we still had a fantastic view of the ocean from inside our RV and from the provided table and could hear the waves too. We would highly recommend this park to anyone. We are originally from Northridge and haven't stayed here for 18 years. It is better than we remembered. If you have time Neptune's Net is super fun, funky and has great fish. The wifi was kind of slow but since we were on vacation we didn't mind. Kind of nice to unplug a bit.

Not wowed by this park on arrival, but gave it a chance and was not disappointed. Sites are small and difficult to get into and the park is definitely still recovering from the Woolsey Fire that swept through the campground in 2017 (and took out a number of the structures, including the office). With that being said, the location is excellent and the views looking out over the PCH and Malibu shoreline are spectacular. There is a trailhead near the top of the park that will take you deep into the canyon and beaches/sites abound within a short drive in either direction. The staff was nice and the facilities were sufficient. Book early for the best site! We booked on relatively short notice for spring break, so we weren't able to snag a coveted ocean view site, but were still happy with the location. Highly recommend getting an ocean view site as far up the hill as possible to avoid nighttime noise and a fair amount of car/bike traffic. Lastly, yes, if you're an Airstream enthusiast you know that this was the rumored site of Matthew McConaughey's Airstream, as pictured in Architectural Digest - and it certainly was, as well as a number of other trailers belonging to famous folks. Makes sense really, prime real estate just a short drive down from Malibu Canyon! Post-fire, the famed long-term trailers are gone, but the thrill of being steps away from one of California's most famed coastlines remains.

Had a wonderful time at this RV park. Our site was overlooking the Pacific Ocean. The park sits on a bluff above the Pacific Coast Highway. At times it was quiet and others it was very noisy. I'll take the view and live with the intermittent noise. Getting into the space can be tight. Not lots of maneuvering room so can be a bit challenging if you are a newbie with a trailer. Lots of additional parking so I was able to get the trailer in place and then park my truck just a few yards away to maximize usable outdoor space. No wood fires or charcoal barbecues allowed. The dump station was closed. I didn't need it because we reserved full hookup but not every space has sewer available. The staff was friendly but they really need to upgrade their credit card system. Buying from the store required 1990s credit card processing. Given Covid I would have thought touchless payment processing would be mandatory. The park sits right across the street from the beach and next door is Malibu Seafood & Fish Market. The food at the market was great and we barbequed some fresh fish from there as well. We will go back to this location next time we are in the area and recommend visiting.

Reserved a premium space online. Pulled into parking lot and office staff met us at our car since it’s covid. Appreciated the outdoor registration. Space had panoramic ocean view with lots of privacy and full hook up. Was able to park sideways to have best view. Would defiantly return.
